Foundation Underpinning

Foundation Underpinning

Foundation underpinning is one of the most effective ways to be able to repair an existing foundation. The process usually involves digging deeper than where the original foundation is located. What we want to do is add support that’s embedded in the hard rock part of the soil. A lot of these repair procedures make sense when the home is shifting a lot because the original foundation is very vulnerable to natural movements in the topsoil. What we can say is that this is not a procedure that’s going to be available to solve all of the issues like waterproofing, crawlspace, foundation leveling and repair issues that we may encounter. In the right situation though it can be a very effective service to repair your foundation.

Is Your Foundation Right For Underpinning?

This is something that our team is going to be able to decipher rather quickly. With any repair method that we typically apply to foundations we don’t want to be too attached to one or the other. We’ve also had cases where homeowners are looking for a specific repair method because it was recommended to them by a friend or by a third party. What we typically do is run our own analysis and let you know why we feel underpinning is or isn’t a good idea for your foundation.

The Success Rate of Foundation Underpinning

We have an extremely high success rate with foundation underpinning. That’s precisely because we try not to force a repair method on a situation that may not require it. To essentially have a successful underpinning repair there are certain conditions that need to be present. The level within the soil where the existing foundation currently lies is one of those factors. Can we then find more stable soil below the foundation? When we suggest underpinning as the repair method for the project at hand we are doing so because we’re fairly certain that it will be successful.

How Long Does The Repair Process Last?

Most foundation repair underpinning procedures in general are going to last a couple of days. It really comes down to how extensive the repairs may need to be. We understand that a lot of our clients are worried about potential relocations during this underpinning procedure. For the most part, the process doesn’t take that long. We’ll be sure to work with you through any need for relocation or whatever it may be. As we mentioned, though most of these procedures are not going to take as long as many people think.

Should You Actively Pursue This Repair Method?

It’s typically a better idea to come in with an open mind when it comes to the type of repairs that you may need. We understand that some of the potential clients that we come across have consulted with other companies before giving us a call. What we can say is that our team is going to provide an inspection and then suggest the repair method. Any suggestion that we make will always have your best interest in mind. Since we’re putting our reputation on the line in every project. Don’t worry too much about coming in with a set repair method in mind.
